OPPOSE. I support helping "ALL" community members not just one sector. Gov Newsom already signed legislation on moratorium for evictions which protects tenants from being evicted during COVID-19. This gives tenants 90 days to defer payment and 120 days after to repay. This hurts landlords but give relief to tenants in need WITHOUT forfeiting our right to run our business. If this proposal passes, this will severely limit our ability to "keep the lights on" and for many smaller landlords - directly impacts not just our business income but our personal as many have pulled mortgages on primary residence to pay these investment properties. If the city chooses drown the landlords in order to save the tenants, may I suggest you target the deep pocket corporate landlords who own portfolios of 50+ units, as they have a larger pool of tenants to spread this cost where as mom and pop landlords rely on this income not just to keep the property afloat, but to even cover personal and medical expenses. If lawmakers want to help both tenants and landlords, 1) Send all tenant rent relief to landlords - many tenants take money and buy christmas gifts or new tennis shoes 2) REQUIRE tenants to show evidence they have suffered - tenants can simply say I lost work hrs. due to covid and landlord has to believe 3) tenants should have to prove they have no family or other support nearby (I currently support someone else's son, who has mom & dad living 5 miles away). I support my kid, so why am I required to support someone else's kid. 4) Tenants who want deferred payment should be required to have a co-signer or bank or employer guarantee the debt (we are landlords, not collection agencies, not lenders, and certainly not a charity)
