To shift government responsibility to the shoulders of housing providers is dividing our community in the pandemic when we need unity. This act is cowardly and shameful.
Eviction moratoriums are helping keep people housed right now, but the obligation to pay rent later on is destabilizing tenant households who have lost income due to COVID-19. If City Council does not suspend the obligation to pay rent, there will be a huge number of tenants whose housing will be jeopardized once the crisis is over because they will owe thousands of dollars in back rent after several months of unemployment. Moratoriums without rent suspension are just delaying a massive crisis.
This is absurd. Why do you assume that the landlords are rich and be able to survive this? Will the county be willing to waive the property tax, the bank to waive the mortgage payment, the insurance company to waive the premium?
moving the burden from one group of people to force on to another group of people who is also struggling under the same emergency situation doesn’t make any sense at all! It’s unfair and unjustified
Rent suspension is unlawful. Rent might be deferred due to hardship by Coronavirus as tax return submission. No one cannot do tax suspension, why the rent should be??? Landlords have their costs and will San Jose will help on it???
There are many other ways to provide assistance to people who need housing during the crisis, for example, the city of San Jose can launch programs similar to section 8. The landlords should not be punished for this public health crisis, and just like the tenants, we have bills to pay. Elected officials should not take away one groups' right to help another group, this is unconstitutional and unethical. In this hard situation, my kids are at home. Their dad has to work from home very hard, and I have to sacrifice my job my work to support the whole family. We have our own mortgage to pay , have property tax to pay, already lost a lot. I agree that some of the tenants need financial support. As a home owner we have already lower tenets’ rental and postpone their payment. But before the city and the bank stopping our tax and mortgage , just suspend the rental is too unfair to home owners!
Mortgage relief is NOT happening. This is not a guarantee or likelihood for many small landlords, especially with the financial state of the banks at the moment. This was even reported by NPR today. Deferring rent is fine, but never collecting it jeopardizes many of their livelihood, or usually their life savings. What is being proposed will create MORE job losses , financial losses and strains.
I strong oppose! This is an unfair act! As a landlord, I tried my best to assist my tenant! I will break too when I do not have my income source ( rental income) just like everyone else when they don’t have their income source! If you can suspense my mortgage balance from the bank as well as my property tax, I am definitely able to do the same for my tenant! We are all in the same boat!

Who going to pay the mortgage, tax, repair and utility bills etc if tenants do pay rent. Is the government going to help pay those expenses?

This is illegal and violating Constitution. The person who suggests such proposal should be removed from his or position.
